Service Provider
Phil Handsaker trading as ABC EPC. All domestic EPC assessments are carried out by a Government Accredited Domestic Energy Assessor, accredited through Elmhurst Energy (EES/031147).
Our Services
- We provide Energy Performance Certificate (EPC) surveys, floor plans, retrofit assessments, and related energy advice across Shropshire and Telford.
- All domestic EPC assessments are carried out by a Government Accredited Domestic Energy Assessor, accredited through Elmhurst Energy (EES/031147).
Booking and Appointments
- Appointments are arranged personally following an enquiry via our website, phone, or WhatsApp.
- We aim to confirm availability within a few working hours of your enquiry.
- Please ensure full access to the property is available at the agreed time, including loft access where applicable. Restricted access may result in an incomplete assessment or the need for a follow-up visit, which may incur an additional charge.
- An adult must be present at the property during the assessment, or prior arrangements made for unsupervised access to an empty or unoccupied property.
Pricing and Payment
- Prices are set by postcode area and property size, as shown on our website or confirmed at the time of booking.
- Payment is due on completion of the survey unless otherwise agreed.
- Prices quoted are inclusive of the government-lodged certificate unless stated otherwise.
Cancellations
- We ask for as much notice as possible if you need to cancel or rearrange an appointment.
- Repeated late cancellations or no-shows may be subject to a reasonable charge to cover wasted appointment time.
Evidence and Photographs
- Photographs are taken during the assessment as evidence of the property's construction, insulation, and heating systems, in line with accreditation body requirements.
- No photographs of people or personal belongings are taken.
- Photographic evidence is retained for the 10-year validity period of the EPC, as required for audit purposes, and cannot be deleted on request during this period.
- You may request to view photographs taken during or after your assessment.
Accuracy of the EPC Rating
- The EPC rating is calculated using government-approved software (RdSAP) based on the property's construction, visible insulation, and heating systems at the time of the visit.
- Where elements cannot be visually verified (e.g. locked lofts, inaccessible cavities), the software applies default assumptions based on the property's age and construction type, in line with industry rules.
- Improvements made without retained documentary evidence (e.g. installer certificates) cannot be counted toward the rating.
- We are not liable for rating outcomes that result from standard assessment methodology, government software updates, or a lack of available documentary evidence.
Liability
- We carry Professional Indemnity insurance.
- Our liability for any claim arising from our services is limited to the value of the service fee paid, except where liability cannot be limited by law (e.g. death or personal injury caused by negligence).
- We are not liable for delays or failures caused by circumstances beyond our reasonable control.
Complaints
- If you're unhappy with any aspect of our service, please contact us directly so we can resolve it.
- If a complaint relates to accreditation standards, you may also raise this with Elmhurst Energy.
Governing Law
- These terms are governed by the laws of England and Wales.
