Surveys provide accurate and detailed information about the energy performance of your property and you can schedule a survey at a convenient time to you by e-mail, through Facebook, X(Twitter), WhatsApp or simply call us.
Prior to a survey, it is recommended that you carry out any improvements that you can. The survey is a snapshot of your property at that time, any improvements after a survey is completed cannot be added to increase the score. You would need another full survey.
Simple things that you can do to improve your score would be to ensure as many of your light bulbs are LEDs, Increase your loft insulation and fit draught proofing around windows, doors & letterbox.
It is important that you have any invoices for insulation or building work to hand.
As a surveyor is unable to determine visually if a wall is insulated, a boarded loft has more insulation than standard or how old your windows are, then an 'assumed' entry will appear of which could bring your score down.
Access to the whole of the property is required. In the event that a door to a room, basement or the attic is locked, we will need to revisit to complete the survey at an additional charge of £30 to cover time and travel costs.
Our EPC surveys are conducted by our accredited surveyors, so you can be assured of a professional audit of your property.
Selling your home with the best possible score could have a positive impact.
If your buyer is a landlord looking to let the property, then (currently) a minimum of an ‘E’ rating is required, this was due to rise to a ‘C’ rating by 2030 but has been shelved by the Government until further notice.
Banks will not give a mortgage on properties that do not meet the legal minimum rating.
If your buyer is someone close to their mortgage affordability, then a poor EPC score could tip the affordability negatively as poor scores generally mean higher utility bills.
