EPC Surveys in Monkmoor, Racecourse, Underdale & Gayfield

Government Accredited Domestic Energy Assessor (Elmhurst EES/031147)

EPCs from £60, with same-day and next-day appointments often available. Rated 5.0 on Google.

Monkmoor, the Racecourse estate, Underdale and Gayfield make up the central part of SY2 in east Shrewsbury. Monkmoor is a large residential suburb with a mix of post-war semis and more recent builds. The Racecourse estate was built across the site of the town's old racecourse, around Racecourse Crescent and Avenue. Underdale follows the curve of the Severn opposite Castlefields, and Gayfield is the riverside area off Underdale Road.

What affects the rating here

  • Wall construction — Cavity walls, filled or unfilled, are common in post-war stock. Unfilled cavities are usually one of the most cost-effective improvements available. Older pockets of solid-wall construction need more deliberate work.
  • Loft insulation — Older lofts often have well under the recommended 270mm. A top-up is cheap and often a straightforward job — usually the first thing I suggest.
  • Heating — Older boilers and basic controls hold ratings down. A modern condensing boiler with a room thermostat and working TRVs on every radiator can make a real difference without touching the fabric.
  • Windows and extensions — I check glazing certificates and make sure any extension or loft conversion is recorded properly — undocumented work can't count toward the rating.

Typical ratings

Most homes in Monkmoor and the Racecourse estate start in the D to C range. Moving up a band usually takes a combination of measures, not one fix.

Landlords and rentals

Many homes in this area are rented. A certificate lasts 10 years from lodgement, so check the expiry date on the free government register. If yours is nearing expiry or is below C, a fresh survey gives you a clear list of what would move it up. The government has confirmed it intends rented homes to reach C by 2030. The new EPC format is expected from the second half of 2027, with no firm date yet, and certificates issued now stay valid for their full 10 years. See my landlord guide for MEES and exemptions.

Selling, remortgaging or just checking

A current, accurate EPC helps a sale go through smoothly, and some green mortgage products are linked to the band. Check your lender's criteria.

What happens at the survey

I measure every room myself, check loft insulation depth with a tape, note the heating system, age and controls, and look for evidence of any insulation. If you've had cavity wall insulation, a boiler or windows fitted, have the installer certificates ready — I can only count what I can verify.

Frequently asked questions

Do you cover Gayfield and the Racecourse estate?

Yes, along with the rest of SY2 — Monkmoor, the Racecourse estate, Underdale and Gayfield are all covered.

My EPC says my walls are insulated but I don't remember it being done.

A previous owner may have had it installed. If there was visual evidence or paperwork at the time of the survey, it will have been recorded.

Does an EPC check for damp?

No. An EPC assesses energy efficiency only — it doesn't cover structural condition, damp, or any other building defect.

Can I check whether an EPC already exists for my property?

Yes, free on the government register by postcode at find-energy-certificate.service.gov.uk.
