EPC Surveys in Bicton Heath, Bowbrook, Shelton & Oxon

Government Accredited Domestic Energy Assessor (Elmhurst EES/031147)

EPCs from £60, with same-day and next-day appointments often available. Rated 5.0 on Google.

Bicton Heath, Bowbrook, Gains Park, Shelton and Oxon run along the Welshpool Road on the west side of Shrewsbury (SY3). Bicton Heath is a large residential suburb along the A458. Bowbrook and Gains Park are extensive estates near the Royal Shrewsbury Hospital. Shelton is a residential area around the Welshpool Road and A5 junction, and Oxon is a former hamlet that has been absorbed into the edge of town, with newer housing around the Park and Ride. The housing is mostly suburban, from 1970s and later estates to recent developments.

What affects the rating here

  • Cavity walls and insulation — Homes from the 1970s onwards usually have cavity walls, but some were never filled, and loft insulation may be below the recommended 270mm.
  • Heating and controls — Older boilers and basic thermostats hold ratings down. A modern condensing boiler with a room thermostat and working TRVs can make a real difference.
  • Glazing — I check FENSA or CERTASS certificates for replacement windows, not just the age of the home.
  • Solar panels or batteries — If added after completion, keep the installation and commissioning certificates. An EPC can only credit systems it can verify.
  • Extensions and conversions — These need to be recorded accurately — any documentation helps.

Newer homes and new-build rentals

Many newer homes here start at B or a high C, because current Building Regulations require better insulation, glazing and heating. But a certificate lasts 10 years from lodgement, and homes built around 2015–16 have EPCs expiring about now. A rental needs a valid one, so search the free government register by postcode and check the expiry date. If it's expiring or below C, book a fresh survey when it's due. The new EPC format is expected from the second half of 2027, with no firm date yet, and certificates issued now stay valid for their full 10 years. I'll tell you what I find, not what you hope for.

If you're buying close to completion, the developer usually arranges the first EPC. Check it has been lodged on the register early, since your solicitor needs a valid one before completion.

Selling or remortgaging

A current, accurate EPC helps a sale run smoothly, and some green mortgage products are linked to the band, so check your lender's criteria.

Landlords and rentals

The government has set a target of EPC C for rented homes by 2030. See my landlord guide for MEES and exemptions.

What happens at the survey

I measure every room myself and check the actual insulation, glazing and heating, not just the build date. I check loft insulation depth with a tape, and note the heating system, age and controls. If you've had cavity wall insulation, a boiler or windows fitted, have the installer certificates ready — I can only count what I can verify.

Frequently asked questions

Do I need an EPC if my home is only a few years old?

Yes, to sell or let, unless a valid one from the last 10 years is already on the register.

Why did my new-build only score a C?

Usually heating controls, glazing specification, or the home's size and shape.

Can I check whether an EPC already exists?

Yes, free on the government register by postcode.

Do you cover Gains Park and Oxon?

Yes, along with the rest of SY3 — Bicton Heath, Bowbrook, Gains Park, Shelton and Oxon are all covered.
