EPC Surveys in Sutton Farm, Reabrook, Weeping Cross & St Giles
Government Accredited Domestic Energy Assessor (Elmhurst EES/031147)
EPCs from £60, with same-day and next-day appointments often available. Rated 5.0 on Google.
Sutton Farm, Sutton Heights and Sutton Park, Reabrook, Weeping Cross and St Giles lie in the south-east of Shrewsbury (SY2), east of Belle Vue and towards the A5. Sutton Farm grew from a historic hamlet into a major residential suburb, Sutton Heights and Sutton Park are modern extensions to its south, Reabrook surrounds the Reabrook Valley nature reserve, Weeping Cross is the south-eastern entrance to town, and St Giles is the neighbourhood around the church and Prestfelde. A lot of the housing here is newer than elsewhere in town, with some older homes mixed in.
New-build rentals and expiring EPCs
Many homes in this part of Shrewsbury were built in the last 10–15 years, and a lot are now rented. An EPC lasts 10 years from lodgement, so homes built or first let around 2015–16 have certificates expiring about now.
- 1Search the free government EPC register by postcode and check the expiry date.
- 2If it's expiring or below C, book a fresh survey when it's due.
- 3If you have a gas boiler and a valid EPC already, you don't need a new one until it expires.
The new EPC format is expected from the second half of 2027, with no firm date yet, and certificates issued now stay valid for their full 10 years. The government has also set a target of EPC C for rented homes by 2030. I'll tell you what I find, not what you hope for. See my landlord guide for MEES and exemptions.
Landlord EPC guide & MEES →Why newer homes start ahead, and what still affects the rating
Current Building Regulations require better insulation, glazing and heating than older homes, so many newer properties start at B or a high C. A new survey can still differ from the original developer's EPC, and a few things commonly affect the result:
- Heating controls — Basic thermostats score lower than zoned, programmable controls. I check what's actually fitted.
- Glazing — Glass type and frame material matter. I check FENSA or CERTASS certificates, not just the age.
- Solar panels or batteries — If added after completion, keep the installation and commissioning certificates. An EPC can only credit systems it can verify.
- Extensions and conversions — These need to be recorded accurately — any documentation helps.
- Older homes nearby — Weeping Cross and St Giles include older properties, where cavity walls may be unfilled and lofts thin, so the usual improvements apply.
Buying close to completion
The developer usually arranges the first EPC. Check it has been lodged on the register early, since your solicitor needs a valid one before completion.
Selling or remortgaging
A current, accurate EPC helps a sale run smoothly, and some green mortgage products are linked to the band, so check your lender's criteria.
What happens at the survey
I measure every room myself and check the actual insulation, glazing and heating, not just the build date. Newer homes are often quicker to survey than older stock. If you've had solar panels, a boiler or windows fitted since your last EPC, have the installer certificates ready — I can only count what I can verify.
Frequently asked questions
Do I need an EPC if my home is only a few years old?
Yes, to sell or let, unless a valid one from the last 10 years is already on the register.
Why did my new-build only score a C?
Usually heating controls, glazing specification, or the home's size and shape.
Can I check whether an EPC already exists?
Yes, free on the government register by postcode.
Do you cover Sutton Heights and Sutton Park?
Yes, along with the rest of SY2 — Sutton Farm, Sutton Heights, Sutton Park, Reabrook, Weeping Cross and St Giles are all covered.
