EPC Surveys in Abbey Foregate, Whitehall & Cherry Orchard

Government Accredited Domestic Energy Assessor (Elmhurst EES/031147)

EPCs from £60, with same-day and next-day appointments often available. Rated 5.0 on Google.

Abbey Foregate, Whitehall, Cherry Orchard, Holywell and The Old Meadow make up the historic inner east of Shrewsbury (SY2). Abbey Foregate is the historic main route into the town from the east, centred on Shrewsbury Abbey. Whitehall is the conservation area around the Elizabethan Whitehall mansion. Cherry Orchard is a Victorian and Edwardian pocket between Abbey Foregate and the river, and Holywell is a historic area off Holywell Street. The Old Meadow is a modern development on the site of the former Gay Meadow football ground. The housing is a real mix: period townhouses, older terraces, converted flats and newer homes.

Why older homes need a closer look

Many older properties here have solid walls, with no cavity to fill, so they lose heat more readily. That's the main reason period homes often land in D or E rather than C. It isn't a sign of poor upkeep — it's how they were built. Most of the gap can still be closed with the right measures.

What moves the rating

  • Loft insulation — Top up to the recommended 270mm if it's thin. Often the cheapest improvement.
  • Heating and controls — A modern boiler, room thermostat, programmer and working TRVs can lift a rating without touching the walls.
  • Draught-proofing — Sash windows and older doors leak. It helps comfort and bills more than the score.
  • Wall insulation — Internal insulation keeps the street appearance but takes a little room space. External insulation is often not an option on a front elevation in a conservation area. See my Castlefields guide for the detail.
  • Flats and conversions — Limited loft access or shared heating can change what's possible, so I assess each one individually.

Conservation area and listed buildings

Whitehall sits within a conservation area, and some properties across these areas are listed. That doesn't affect the survey, but it can limit what you do afterwards, so check with Shropshire Council's conservation team before committing to external changes. Some listed buildings are exempt from needing an EPC, and others aren't. See my guide on EPC exemptions for listed buildings.

Newer homes at The Old Meadow

Newer homes start ahead because current Building Regulations require better insulation, glazing and heating. A survey can still differ from the original developer's EPC, and controls, glazing specification and any solar panels fitted after completion can change the result, so I check what's actually fitted. Homes built around 2015–16 may have EPCs expiring about now, so check the expiry date on the free government register.

Landlords and rentals

Many flats and older homes here are rented. A certificate lasts 10 years from lodgement, so check the expiry date on the register. If yours is nearing expiry or is below C, a fresh survey gives you a clear list of what would move it up. The government has set a target of EPC C for rented homes by 2030. The new EPC format is expected from the second half of 2027, with no firm date yet, and certificates issued now stay valid for their full 10 years. I'll tell you what I find, not what you hope for.

Selling or remortgaging

A current, accurate EPC helps a sale run smoothly, and some green mortgage products are linked to the band, so check your lender's criteria.

What happens at the survey

I measure every room myself, record the wall construction, check loft insulation depth, and note the heating system, age and controls. Any insulation you've had installed needs documentation to count: an installer's certificate, building control sign-off or similar. Photos or a description of DIY work aren't accepted as evidence.

Frequently asked questions

Can I get a good rating on a solid-wall home without insulating the walls?

To a point. Loft insulation, controls and an efficient boiler can often move an F or E up to D. Getting to C or above usually needs wall insulation of some kind.

Is my home exempt because it's listed?

Some listed buildings are, but not all. I can explain how it works for yours.

Do I need an EPC for a flat?

Yes, to sell or let, unless a valid one is already on the register.

Do you cover Holywell and Cherry Orchard?

Yes, along with the rest of SY2 — Abbey Foregate, Whitehall, Cherry Orchard, Holywell and The Old Meadow are all covered.
