EPC Surveys in Belvidere, Crowmere, Portland Grange & Weir Hill

Government Accredited Domestic Energy Assessor (Elmhurst EES/031147)

EPCs from £60, with same-day and next-day appointments often available. Rated 5.0 on Google.

Belvidere, Crowmere, Portland Grange and Weir Hill make up the eastern edge of Shrewsbury (SY2), running out towards the Shropshire countryside. Belvidere is a suburb along the eastern edge of town. Crowmere is a residential area around Crowmere Road and Crowmoor School. Portland Grange is an estate around Portland Crescent and McGredy Drive, and Weir Hill is the furthest east of the four, next to Sutton. The housing is mostly suburban, with a mix of ages and types, from family semis and detached homes to bungalows.

What affects the rating here

  • Wall insulation — Many homes of this kind have cavity walls, which makes insulation straightforward, but some cavities were never filled, or were filled long ago without paperwork. Filling an empty cavity is usually one of the most cost-effective improvements.
  • Loft insulation — Older lofts often have well under the recommended 270mm. A top-up is cheap and often a straightforward job.
  • Heating and controls — Older boilers and basic thermostats hold ratings down. A modern condensing boiler with a room thermostat and working TRVs can make a real difference.
  • Windows — I check FENSA or CERTASS certificates for replacement windows, not just the age of the home.
  • Extensions and conversions — A conservatory, extension or loft conversion needs to be recorded accurately.
  • Solar panels or batteries — If added after completion, keep the installation and commissioning certificates. An EPC can only credit systems it can verify.

Typical ratings

Well-maintained homes of this type often start in the D–C range. Moving up a band usually takes a combination of measures, not one fix. A survey tells you where you stand and which improvements would make the biggest difference.

Selling or remortgaging

A current, accurate EPC helps a sale run smoothly, and some green mortgage products are linked to the band, so check your lender's criteria.

Landlords and rentals

A certificate lasts 10 years from lodgement, so check the expiry date on the free government register. If yours is nearing expiry or is below C, a fresh survey gives you a clear list of what would move it up. The government has set a target of EPC C for rented homes by 2030. The new EPC format is expected from the second half of 2027, with no firm date yet, and certificates issued now stay valid for their full 10 years. I'll tell you what I find, not what you hope for.

What happens at the survey

I measure every room myself, check loft insulation depth with a tape, look for evidence of cavity fill where I can see it, and note the heating system, age and controls. If you've had cavity wall insulation, a boiler or windows fitted, have the installer certificates ready — I can only count what I can verify.

Frequently asked questions

How do I know if my cavity is already filled?

There's no reliable way to tell from outside. A specialist borescope inspection or previous paperwork will confirm it.

Is a loft top-up worthwhile if I already have some?

Yes, if it's below the recommended depth.

Can I check whether an EPC already exists?

Yes, free on the government register by postcode.

Do you cover Portland Grange and Weir Hill?

Yes, along with the rest of SY2 — Belvidere, Crowmere, Portland Grange and Weir Hill are all covered.
